Keep the deal moving when plumbing shows up in the report
A failing water heater or a leaking supply line rarely kills a deal on its own — the delay does. We scope, price and document plumbing items so your client can make a decision quickly and the lender, buyer and title company all see the same paperwork.

What usually goes wrong
Problems realtors bring us
Inspection items surface late
A report lands days before the deadline with a water heater at end of life, a corroded shutoff and a slow drain. Every item needs a number before anyone can negotiate.
Nobody can agree on repair vs. credit
Buyers want replacement, sellers want a patch. Without a written scope and price for both paths, the negotiation stalls on opinion.
Access and occupancy
Tenants, vacant utilities shut off, lockboxes and short showing windows all make simple visits harder than they look.
How the work runs
- 1
Send us the report pages
Just the plumbing and water heater sections plus photos. We tell you what is a real defect, what is maintenance and what will likely need a permit.
- 2
Site visit and scope
We verify conditions in person, check the heater's age from the data plate, and confirm venting, expansion tank and shutoff conditions.
- 3
Written options
You get a repair scope and a replacement scope with separate pricing so your clients can negotiate against real numbers.
- 4
Schedule and complete
We coordinate with whoever holds access and confirm completion in writing the day the work is done.
Documentation you can expect
- Itemized written scope for each option, not a verbal estimate
- Invoice describing exactly what was repaired or replaced
- Model and serial of any installed equipment for the buyer's records
- Photos of the completed work on request
- Manufacturer warranty paperwork handed off with the equipment
Licensing, bonding, insurance certificates and warranty terms are provided on request and vary by jurisdiction. Nothing on this page should be read as a guaranteed response time or a certification we have not documented for you.
Scheduling & coordination
Getting access, approvals and timing right
Deadline-aware scheduling
Tell us the contingency or closing date up front. We will tell you honestly whether the scope fits it before you promise anything.
Access logistics
Lockbox, tenant notice, utilities that need to be turned on for testing — we confirm all of it before rolling a truck.
One point of contact
Agent, seller or transaction coordinator. We keep updates on one thread so nothing gets relayed twice.
Repair or replace, decided honestly
- Age plus failure mode drives the call: a 12-year-old tank with a weeping seam is a replacement conversation, not a repair one.
- If the repair cost approaches half of a replacement, we say so in writing rather than selling the repair.
- Some inspection items are code-era differences, not defects — we identify those so they are not paid for twice.
- Where the buyer will likely replace anyway, a credit is often the cleaner path and we will tell you that.
Have this ready when you call
- The inspection report pages covering plumbing and water heating
- Property address, occupancy status and access method
- Contract deadline you are working against
- Water heater photos including the data plate if available
- Who approves spending: seller, buyer or listing side
